We managed to develop a turnkey sustainable office that is 30% cheaper than traditional construction. With ultra-low energy consumption, you also save in the long run, as well as contributing to a better world: buildings cause 39% of global CO₂ emissions, but HOLD's offices help reduce them significantly.


We made a radical choice by constructing all of our buildings entirely of wood. Wood acts as a powerful CO2 sink, unlike traditional building materials that emit CO2 during their production. And with HOLD we go one step further, we have considered the entire life cycle of a building. For example, through an energy-efficient and modular installation concept, adaptability of the building to easily meet the changing demands of organizations and active measurement of usage to be able to optimize the office environment and reduce energy needs.

Natural materials

 Our office buildings are made entirely of wood, a natural store of CO2. The use of wood as a building material makes a significant contribution to energy performance, thanks to the excellent insulating properties of wood.

Future-proof design

At HOLD we are constantly thinking ahead: our modularly designed architectural and installation concept allows owners and users to modify their office building now and in the future without producing waste.

Energy-efficient installations

Our buildings are extremely energy efficient, consuming only 39 kWh per square meter of use area per year, which is significantly better than the Paris Proof standard.

Flexible layout plans 

Our buildings are equipped as standard with a flexible wall system for customized subdivision. These partition walls can be easily (re)placed in defined areas without any structural or installation modifications. Of course, these flexible walls can also be easily reused.

More than just a building

To create a pleasant working environment that meets the needs of a new generation of organizations, numerous special features are included. These include an atrium with a loft, glass boardrooms, a stage, drinks bar, pantries, two entrances per floor, an elevator, and multifunctional spaces in each wing and more.

Convenient app for users 

Every HOLD building is equipped with Office Manager's smart office technology. All users receive an app that allows them to fully tailor their office use to their individual needs: from opening doors and booking meeting rooms to communicating improvement points and reserving visitor parking spaces.

Smart building technology

A central building management system automatically controls the building based on energy consumption and physical use. Among other things, this system controls lighting based on presence, controlling blinds and temperature control at the room level.

ESG-ready reporting  

Periodic reports at the individual tenant level from a digital twin offer users insight into the daily use of the office. These reports also include advice to further reduce energy consumption and carbon emissions.

Data-driven consulting

Because office usage is continuously measured, tenants receive periodic advice for optimization. This advice is supported by a plan including a quotation, so that the layout plan is always in line with the development of the organization. This way there is always an optimal fit between the building and the organization.

Healthy work environment

A natural workplace is not only pleasant to work in, but it also reduces the feeling of workload and is attractive to a new generation of tenants and employees. HOLD's buildings are fully tailored to the human scale; we call this biophilic design.
